RENTING:

check for water damage.  repairs--- there shouldn't be any, considering it's a new build.    You're going to be living there (if you don't choose some of the other options at the bottom of the page.)   The constr company owner is not easy to deal with, as he is making the fixes and is very dismissive. (by experience, past and present)

INVESTORS:

Developers create something then want to sell it off.  They hire no-name "construction companies" to do the plan build, and to hardly anyones surprise, there are issues, not much after the tenants move in.
do your due diligence.... Test for water damage, see if vapor barriers were used,  Check for repairs (there shouldn't be any since this build was done in July 2025),  ensure everything looks kosher. The original house was built in the 1950s.   There may be issues the construction company either overlooked or did wrong.     You're going to spend 2.5-3.0 million for it. BUYER BEWARE.

You’re here because you’re looking for a place to live in the College area….    The place you are looking at, was a single family home, 3 br/ 2 bath, 1650 sf, back in late 2022.,

Do you really want to live in a backyard of a former single family home, having stellar views  of other peoples backyards??      Certainly, there’s got to be better options, right?

Currently, 5248-5256 Adams has a (2/1, 744sf, 2795), available for rent at 2750/month. (as of late October 2025)    It has no amenities to speak of.   It is an 8-unit apartment complex.  It has two parking spots which used to service the garage. You will compete with 7 other units (20-25 people) for 2 spots parking in a driveway, otherwise, you’ll need to find street parking.   You will also pay for water and trash, which increases the monthly payment to 2940/month  As you know, street parking only allows 72 hours in one place..   That's a little stressful.

They suggest your income should be 100,620/year.

Don’t want that, well, you’re in luck.   There are better options.    These will likely have be more convenient for transit, and will more likely have amenities.         It’s a short walk over the .57 miles (one way) away from your door to the nearest transit stop.
